If you’ve been thinking about buying a home in the Austin area but have been waiting for “the perfect time,” you’re certainly not alone. One of the most common questions I receive from buyers is:
“Should I buy now, or should I wait until interest rates come down?”
The answer depends on your personal goals, but the current market offers some unique opportunities that many buyers haven’t seen in several years.
The Austin Market Has Become Much More Balanced
Unlike the extremely competitive market we experienced during 2020 through early 2022, today’s Austin real estate market has shifted into a much healthier environment for buyers.
There are more homes available, sellers are generally more realistic with pricing, and buyers often have room to negotiate. While desirable homes that are priced correctly can still receive multiple offers, many buyers are no longer competing against dozens of offers within a single weekend.
This means you can often:
- Take a little more time to evaluate homes.
- Negotiate repairs after inspections.
- Request seller-paid closing costs.
- Negotiate interest rate buy-downs.
- Avoid waiving important protections just to win a home.
For buyers, that’s a welcome change.
What About Mortgage Rates?
Mortgage rates remain higher than the ultra-low rates many people became accustomed to during the pandemic. Recently, 30-year fixed mortgage rates have generally remained in the mid-6% range, and while many economists expect rates to gradually ease over time, few are predicting a return to the historically low 2-3% rates we experienced just a few years ago.
The important thing to remember is:
You can refinance your interest rate in the future—but you can’t go back in time and buy today’s home at yesterday’s price.
Many buyers become so focused on waiting for lower rates that they overlook the opportunities available today.
Waiting Could Mean More Competition
Ironically, if mortgage rates do begin falling later this year or into next year, many buyers who have been sitting on the sidelines are expected to jump back into the market.
That increased demand can lead to:
- More multiple-offer situations
- Faster home sales
- Less negotiating power
- Increased home prices
In other words, while your interest rate might improve slightly, you could end up paying significantly more for the home itself.
Austin Continues to Be a Strong Long-Term Market
Austin remains one of the country’s most desirable places to live thanks to:
- Continued job growth
- A strong technology sector
- Excellent universities
- Outdoor lifestyle
- Diverse entertainment and dining
- No state income tax
Although home prices have adjusted from their pandemic highs, many market analysts believe Austin is settling into a healthier, more sustainable market after an extraordinary period of appreciation.
For long-term homeowners, purchasing in a balanced market often provides an excellent opportunity to build equity over time.
My Advice for Buyers This Summer
Every buyer’s situation is different, but here’s what I’m currently telling my clients:
If you’re financially ready to buy and you find the right home that fits your budget, don’t let today’s interest rates be the only thing holding you back.
Today’s market offers advantages that simply weren’t available a few years ago.
You’re much more likely to:
- Negotiate a better purchase price.
- Ask for seller concessions.
- Receive repair credits.
- Buy without the intense pressure many buyers experienced during the pandemic.
If rates decrease in the future, refinancing is often an option.
If home prices increase because buyer demand returns, that opportunity may be gone.
Looking Ahead to Fall 2026
While no one has a crystal ball, most experts expect Austin’s market to remain relatively balanced through the remainder of 2026. Inventory has improved, price appreciation is expected to be modest, and mortgage rates are likely to remain elevated compared with pandemic-era lows, even if they fluctuate somewhat.
For buyers, that means the coming months may continue to offer a window of opportunity before competition potentially increases.
